As Summer Slows Down, the Incline Village Real Estate Market Remains Solid.

It was another solid week for the Incline Village real estate market. 10 properties went into escrow along with 10 places closing escrow. There were only 5 new listings along with 8 price reductions during the past 7 days. The beautiful summer weather is enticing for buyers and anyone looking to make the trip to Tahoe. We’ve been very lucky this summer with only a handful of days bringing us smoky skies.

Visitor activity has started to decline a bit. Many schools go back into session before Labor Day. So, it’s a wonderful time to enjoy the last few weeks of summer in the Sierras. It’s also the 10th anniversary of the completion of Spumoni Circle. The roundabout that Don conceived and got the Nevada Department of Transportation to build has completely changed the entrance to our community.

This lovely gateway features bronze statues of a variety of the local wildlife. The money for each statue was donated by local individuals or families to honor a loved one. World renowned sculptor June Brown donated her time and energy to create the beautiful bronze statues. Most importantly, there has not been a single fatality or serious injury accident since the completion of Spumoni Circle. This is also the greatest single project to reduce air pollution in the history of Lake Tahoe. Over 1 million vehicles pass through this intersection every year and they no longer sit idling and spewing noxious fumes into the environment.

Returning to the Incline Village real estate market, we are so excited to share our latest listing 577 Eagle Drive. Set in the Eastern Slope neighborhood of Incline Village, this home features stunning craftsmanship and fine materials, highlighting gorgeous and wood-framed lake views from every level of this mountain home. The timeless Tahoe Design creates a living space that invites you to relax and unwind. Floor-to-ceiling windows and vaulted ceilings and skylights offer abundant sunlight, creating a bright and private setting.

The gourmet kitchen with top-of-the-line appliances is ideal for entertaining. Gather around the fireplace inside or on the deck, hang in the Lakeview gameroom or host a movie night in the den, this home offers ample space for all your needs. Fine materials and intricate woodwork are incorporated throughout this uniquely sophisticated home. Three-car garage plus an additional large drive-through boat/RV garage for all your Tahoe toys. The large, private, street-to-street lot surrounded by lush landscaping and tall pine trees offers an ideal setting for mountain living.

In other news, there is one significant price reduction that merits a closer look. The “castle” at 813 Jeffrey Street was originally priced at $3,995,000. The latest price reduction brings it down to $3,333,000 for this five-bedroom, 4.5 bath, 4286 ft.² Lakeview home.

The gorgeous interior features an open beam cathedral ceiling, spacious rooms and a truly elegant kitchen that any chef would love. The house is perfect for entertaining with plenty of room for friends and family to enjoy. You’ll find high-end finishes throughout the property too numerous for us to mention here. We recommend that you take a look at the virtual tour to appreciate this special place.
