Will 2025 Bring a Surge in Real Estate Sales in Incline Village and Crystal Bay?

With only six residential sales in Incline Village and Crystal Bay so far in 2025, the question arises: will we see a return to "normal" sales trends, or is there a potential shift in the demand for Lake Tahoe paradise properties among high net worth individuals on the horizon?

Comparing the current numbers to the same period in 2024, where there were 16 total sales by the end of January, it's evident that there is a notable difference. Before attributing this disparity solely to economic factors or interest rates, it's essential to consider the broader landscape of the real estate market. Leading up to 2025, various uncertainties, such as higher interest rates, overall inflation, and the impact of the November election, may have influenced the market dynamics, resulting in a slower start to the year.

 

In order to close a deal in January, contracts typically need to be secured by mid to early November. The combination of the election period and holiday season likely led to some buyers delaying their Lake Tahoe homeownership goals until the start of the new year. However, the recent influx of new buyers interested in purchasing in the next six months, coupled with prospective sellers preparing their homes for the upcoming spring/summer market, indicates a promising shift in momentum. With growing interest and proactive engagement from both buyers and sellers, there is high confidence that 2025 will be a busy sales year in Incline Village and Crystal Bay.
