Incline Village Market Update & Our Newest Listing

The Incline Village real estate market was really humming along last week. There were 15 new listings, 8 price changes, 6 properties going into escrow and 7 places closing escrow. With this type of new listing activity, the inventory is starting to grow a little bit each week. But we are still a long way from getting to normal inventory levels by historical standards. However, seeing several price reductions each of the last 2 weeks reminds us that sellers need to price their properties reasonably if they want to attract buyers.

That said, the properties getting accepted offers on the Incline Village real estate scene last week ranged in price from $410,000 for a one bedroom condo in Pinebrook all the way up to $4.8 million. We are continuing to see strong activity in the luxury home market. Affluent buyers from California, Texas and other parts of the country continue to show interest in high quality properties. So far, the wild gyrations in the stock market have not been a deterrent to buyers of Incline Village real estate.


The snow has been melting often very quickly during the past week. With unseasonably warm temperatures and the sun moving higher in the sky every day creeks are running full bore in the Lake Tahoe basin. It’s very tempting to jump in the lake this time of year on a warm sunny day. Please remember that the temperature of the lake is still very cold. If you are taking a boat on the lake this time of year please do not try swimming in the middle of the lake. You can very quickly develop hypothermia and we don’t want any of our readers becoming a statistic.
