Summer Serenity and a Steady Real Estate Market

The weather has been beautiful, and the town has been quite serene as families take their last vacations before school starts in mid-August. We've experienced a relatively calm summer, and the real estate market has been steadily humming along with minimal excitement.  This week we saw 12 new listings, 12 pending sales, 12 price adjustments, and 6 successful closings.

 

The market remains active, with a wide range of properties attracting buyers. From a one-bedroom condo priced at $425,000 to a lakeshore home going into escrow at $6,999,000 after just a week on the MLS, it’s clear that buyers are still on the lookout for the right property. Inventory remains slim, and demand is high, but buyers are not in a rush—they’re patiently waiting for the perfect opportunity.


We also observed some movement in the McCloud condo market. Despite facing significant challenges with fire insurance, which has hampered sales this summer, a few McCloud condos have finally gone into escrow, with more coming onto the market. This situation mirrors the challenges seen in Mountain Shadows.

So far, Tahoe has been fortunate this fire season. We've seen a few spotfires from lightning strikes and a couple of runaway campfires, mostly outside the basin. However, we still have two months before the weather starts to turn, and we’re in the clear. As you enjoy your camping adventures and backyard activities, please remember to stay fire-safe. Ensure your campfires are fully extinguished, follow local regulations, and be prepared for any fire emergencies.
