It’s a busy life for us Incline Village real estate agents. After welcoming the summer solstice last week it’s that time of year when we like to remind everyone that the days are getting shorter. However, there is plenty of sunshine along with the occasional thunderstorm as we head towards the busy Fourth of July holiday. We love enjoying these long summer days and those balmy evenings especially at the beach.
There were a significant number of new listings last week with 17 properties hitting the Incline Village MLS. Prices of these new offerings range from $860,000 all the way up to nearly $13.8 million. There were 14 price reductions, 5 properties going into escrow and 4 places closing escrow. Inventory levels continue to climb and the ratio of new listings plus price changes relative to properties going into escrow is evidence of a market in transition.
Our favorite new listing on the Incline Village real estate scene this week is in a superb location close to everything in the center of town. 929 Northwood Blvd. – #143 is a two-story, 2 bedroom, 2 bath, 1512 ft.² townhouse style condo priced at $1,600,000. Adjacent to park-like open space and backing up to the creek, this is a highly sought-after location. The privacy and beautiful setting make this a very desirable condo.
Inside you will find hardwood floors, granite countertops, stainless steel appliances and a river rock fireplace. Both bedrooms are ensuite which is a rarity in this complex. A short stroll over the creek and through the woods will bring you to the swimming pool, spa, tennis court and clubhouse. This is arguably the nicest clubhouse in any condo complex in Incline Village. You have men’s and ladies locker rooms, separate saunas and a wonderful room upstairs for entertaining.
It will be a surprise if this property is still available for sale by the next time you read one of our blog posts. So, if you have been looking for a quality low elevation condo in a beautiful setting we recommend taking a look at this one pronto.
Our suggestion this week for enjoying the great outdoors is to take the drive up to Echo Lake off of Highway 50. Take the boat across the lake and hike north on the Pacific Crest Trail. Every mile or 2 you will encounter another lake to enjoy. A short walk brings you to Tamarack Lake. More adventurous outdoor enthusiasts will want to continue on to Lake Lucille, Lake Margery, Jabu Lake or Lake Aloha.
You can also do a nice car shuttle backpacking trip starting at Echo Lake and finishing at Emerald Bay. The fittest among us can complete the journey as a 2-day one night trip. But a more leisurely 3 days and 2 nights will give you time to linger at many other lakes and viewpoints along the way.
If you choose to tackle any of these options, we would love to see your adventures! Post your favorite photo to Instagram or Facebook and tag us, or email us directly. We would love to feature your journey on our social channels and inspire others to do the same!
