Situated towards the eastern end of Incline Village and bordered by the Mt. Rose Highway to the south and the Incline Creek to the east. These forested neighborhoods are home to the Tyner Highway, affectionately called so by locals, which runs from the top of one canyon down and around to the top of another. The Second Creek drainage acts as the demarcation line between Upper and Lower Tyner neighborhoods.

Lower Tyner, slightly lower in elevation, is bordered by First and Second Creeks, while Upper Tyner is bordered by Second Creek and the Jennifer Drainage on the East side.
