Hoodie Weather: A Cool Week in Incline Village, and a Busier Market

You noticed it this morning when you let the dog out. Highs are sitting in the high fifties this week and overnight lows have dropped into the mid-forties, and suddenly there are hoodies and bathrobes making appearances on driveways all over town at 7 a.m.

Good news for anyone not ready for summer to end: it is not over. The forecast has us back into the mid-sixties by Saturday and around 68 by the middle of next week, which is the kind of Labor Day weekend Tahoe does well. Friday brings a chance of morning showers, then it clears.

Still, this week was the reminder. Fall is coming, and around here that is not something to mourn. It is something to get ready for.

The Most Reliable Sign of Fall in Incline Village

Forget the calendar. If you have lived here any length of time, you know the real signal: Village Ski Loft puts up the tent.

This year is the 52nd Annual Labor Day Sale, running Friday, September 4 through Monday, September 7 at 800 Tahoe Blvd. Doors open at 8:00 a.m. Friday, and if you have done this before, you know 8:00 a.m. is not a suggestion. Up to 50% off select gear and apparel, with a full tent alongside the store stocked with in-season 2026/27 skis, boards, and equipment.

Fifty-two years of it. We start thinking about winter around here well before we are finished with summer.

And About This Winter

Early signs are good. NOAA puts the odds at greater than 90 percent on a very strong El Niño this fall and winter, and OpenSnow meteorologist Alan Smith's 2026-27 outlook favors above-normal snowfall for our region, with the Central Sierra showing his strongest signal. He expects a slow December and a wetter January through March.

Worth noting: the last super El Niño in 2015-16 came in near average around Tahoe, and warm years can bring rain instead of snow. The setup is the best we have seen in a few years. Nobody knows the totals yet.

This week's activity: 10 new listings. 14 price reductions. 12 properties in escrow, ranging from $500,000 to $4,595,000. 9 closings.

What the Numbers Say

Escrows jumped heading into Labor Day weekend. Twelve properties went into escrow this week against seven in our August 5 report, a 71% increase in pending deals. Inventory fell over the same stretch from 168 active listings to 154, down about 8%. Homes are leaving the market faster than new ones are arriving.

2026 has already passed 2025 and 2024, with four months left. At 198 sales year to date, this year is ahead of full-year 2025 by 13 transactions and full-year 2024 by 42. Houses account for most of it, at 92 sales against 72 for all of last year.

The escrow range shows where activity is concentrated. This week's pending deals run from $500,000 to $4,595,000. In early August the range topped out at $11.5 million. The very top of the market is quiet right now, and the middle is busy.

Read the median prices carefully. The median list price for houses moved from $3,499,000 in early August to $3,040,000 today, and condos from $1,020,000 to $949,000. That reflects a change in what is currently listed, not a 13% drop in the value of your home. When higher-priced inventory goes into escrow and comes off the board, the median of what remains falls, which is what you would expect in a week when escrows jumped. And with only three land parcels listed, the Lot/Land median is not meaningful.

Price reductions climbed to 14 from 9. This is the one number pointing the other way, and it matters if you are a seller. In a market where well-positioned homes are going into contract quickly, a listing that sits is usually a pricing question rather than a market question.

Condos remain the entry point for buyers. Of the 45 listings priced under $1.5 million, 43 are condos. There are currently no single-family homes on the market below that threshold.

The weather turns back into the sixties, the crowds are thinner than mid-summer, and you get to see the town the way it feels in the shoulder season, which is when a lot of us like it best. The Season Ahead

September (aka Locals Season) is a good stretch here. The lake is still warm enough to swim, the trails have quieted down, and the Ski Loft tent is going up on Tahoe Blvd.
