If the market feels a little quiet lately, that’s normal for this time of year. Around Incline, the conversation shifts from closings and comps to snow reports and opening days. The last of the fall color is now under a fresh blanket of snow, and that same snow and the highest base elevation in the basin has Mt. Rose opening this Friday. Mammoth announced it would open one day earlier - on Thursday to be first in the west. Nevada Nordic is already grooming the free trails the Mt. Rose Meadows. This Week in the Incline Village & Crystal Bay Market
As of November 4, there are 231 properties for sale in Incline Village: 61 houses, 118 PUDs, 50 condos and 2 lots. Just 59 of them are listed under $1.5 million, and 46 of those are condos. The median asking price is $3,200,000 for houses, $1,790,000 for PUDs and $870,000 for condos, so condos remain the clearest path into the market below $1.5 million.
Sales so far in 2026 total 298, compared with 284 in 2025 and 253 in 2024. Houses lead with 148 sales, compared with 132 in 2025, and condos follow with 123, compared with 113. PUD sales are lower at 23, compared with 31 in 2025, and 4 lots have sold, compared with 8.
This week was quiet. We saw no new listings, 2 price reductions and no sales, and there are no properties currently in escrow. Early November is typically a slower stretch in Incline, and it can be a good window for buyers who want time to look closely.
