Incline Village And Crystal Bay Real Estate Market | July 8, 2025

Despite the cancellation of the much-anticipated 4th of July fireworks show that left many disappointed, the community's spirit shone brightly in other ways. We always enjoy meeting up with old and new friends at the pancake breakfasts hosted by the Fire Department and the IV Veterans Club.

Incline Village was a hub of activity over the long holiday weekend with visitors soaking up the sun and enjoying the beauty of Lake Tahoe. Inside Incline participated in the annual Local Heroes Parade, with our friend Liz Olsen. After the parade, we hosted an informal appreciation celebration for clients and friends at Incline Beach, with Laura Levine-Kalisch of Umpqua Bank.

Burnt Cedar Beach hosted the majority of those seeking to relax by the water, where jubilant faces, laughter, and a sense of togetherness filled the shoreline. Meanwhile, our beloved local band, Jacked Up, turned a setback into an opportunity by performing on Sunday night after their Friday gig was canceled. Their music brought joy and energy to the weekend, reminding us of the resilience and generosity of our community.

For those looking to explore beyond the beaches, our trails offered a perfect escape. Many took to biking and hiking, with local vendors happily greeting eager adventurers renting e-bikes for thrilling rides. The high winds in some areas didn’t deter families and friends, who found solace cooling off near one of our many creeks.

In the wake of the celebrations, the community came together once again for the community cleanup on July 5. Volunteers of all ages pitched in to restore our beaches and trails, demonstrating the strong sense of pride and care we have for our beautiful home. While the fireworks may have been missed, the spirit of Incline Village was on full display, proving that even in the face of disappointment, our community knows how to come together and shine.

As the celebrations came to an end, the Incline Village and Crystal Bay market remained steady, with one notable exception: new listings. These saw a significant decline. Keeping a close eye on this trend will be crucial to determine if another market shift is on the horizon this season.

This Week’s Market Highlights

✅9 New Listings

✅10 In Escrow

✅18 Price Adjustments
